Colliers Robert Barry recommended the services of Bravara Management Ltd to their client, Luss Estates Company, the foremost land owner on the West side of Loch Lomond. Luss Estates chose Bravara to operate their hotel when the hotels’ leaseholders exited the business without notice.
The hotel was closed; a soft refurbishment program was implemented, new management and staff employed, Bravara systems implemented and the hotel re-opened on 1st May 2009.
In the first six months of trading the hotel reported monthly sales increases of an average 18.78%. The hotel operating profit conversion to sales was recorded at 19% for the same period.
In July 2009, Luss Estates Company requested the production of a hotel repositioning plan involving the complete demolition and rebuilding of the hotel into a four star product. Bravara researched the feasibility of this and compiled a comprehensive business plan including 5 year financial projections. Bravara then presented the plan to the Luss Estates Board of Directors in September 2009. The project was authorised and work is due to commence in March 2010. Luss Estates continues to be a key client of Bravara.
